Rental Application Processing Guide

  1. An application is required for each adult who will reside at the premises (anyone 18 years of age or older).

  2. Applications must be completed in full and signed.

  3. A non-refundable application fee of $25 per adult is due to cover the cost of the credit report and processing. The application fee is good for 6 months; they will need to be updated if over 30 days old.

  4. The application fee must be paid by either money order or cash.

  5. A copy of each adult’s driver’s license or identification card is required before signing a rental contract.

  6. First month’s rent and security deposit must be paid by cashier check or money order - NO CASH.

  7. Rental contracts must be signed by all parties prior to move-in.

  8. A move-in inspection must be completed and returned prior to move-in.

  9. Pets are only allowed with the property owner’s approval. Applicant will need to provide an immunization record and license for the pet, as well as a photograph of the pet. We require the applicant sign a pet agreement and pay additional monthly rent or a larger security deposit.

  10. Occupancy guidelines are two-per-bedroom. However, if the size of the living area/bedroom size is extremely small occupancy may be fewer than two. If the living area/bedroom size is unusually spacious occupancy may be greater than two. Occupant limits may not exceed two-per-bedroom plus one additional occupant per unit, with $25 additional occupant monthly rent charge.

  11. If an applicant does not speak or read English, the Applicant must provide his/her own interpreter to negotiate the rental contract. The interpreter must be 18 years of age or older, be able to speak and read English and agree to sign the contract on Applicants behalf as his or her interpreter.

  12. Office hours are 9:00 am to 5:00 pm Monday through Friday and 10:00 am to 2:00 pm Saturday except holidays.


How to Qualify

I. Income Requirement:

  • Applicants income must be verifiable and reported on annual tax returns. Applicants can expedite the verification process by providing written verification of income (forms available). Exception: A “guarantor” may be added to the contract to meet this requirement.

  • Self-employed applicants must provide copy of prior year tax return, plus current year-to-date income statement.

  • Applicants must have a minimum one-year prior work history.

  • Income less monthly payments must be at least 2 1/2 times the rent.

II. Rental Requirement:

  • At least 1 year positive rental history.

  • Verification that prior and current rental contract terms were complied with including prompt rent payments.

  • No evictions.

  • Prior rental references/landlords must be willing to rent to applicant again.

  • No relative references are acceptable unless payment history can be verified by canceled checks or money orders.

III. Credit Requirement:

  • Credit report shows payment history as promised. Exception: Should credit check reflect no credit history, or minimal, non-excessive credit history, Applicant may pay a maximum deposit (2 times the amount of the rent) or add a qualified guarantor to the contract).

IV. Inspection :

  • The interior and exterior must be viewed by applicant.


Guarantor Requirements:

  • A completed application with the application fee is required (the Guarantor will be processed exactly like the proposed occupants).

  • Guarantor must reside within 60-mile radius of the Lompoc area and own their home.

  • Guarantor must have verifiable income sufficient to cover personal expenses plus applicant’s monthly rent.

  • Guarantor must have both savings and checking accounts, and provide proof of same.

  • Guarantor must have EXCELLENT credit history.
